How wealth tax works in Isle of Man

The Isle of Man does not levy a general annual net wealth tax or net worth tax on individuals. Shares, bank accounts, funds, crypto assets and other investments are not charged each year merely because they are owned by a Manx resident.

Property is different in practice. Local rates fund local-authority services, burial grounds, water and sewerage. They are based on a property's rateable value and the local rate in the pound, not on a modern market-value wealth-tax scale.

Buying or transferring land can also create Land, Deeds and Probate Registries fees and duties. The 2023 Order uses separate owner-occupier, non-owner-occupier and non-resident schedules. For example, the non-resident schedule starts at GBP 40 per GBP 1,000 up to GBP 3 million, with a higher band above that and a GBP 250 minimum.

The absence of wealth tax is a Manx rule, not a residence certificate that binds other countries. A former home country can retain taxing rights, and property or investment income can be taxed where the asset is located or where the owner is resident.

  • No wealth tax does not mean property is cost-free. Annual local rates, water and sewerage charges are separate from wealth taxation and continue to apply to property.
  • Land-registration duties are calculated using the consideration or market value, whichever is greater, and the buyer category can materially change the result.
  • The owner-occupier schedule is not generally available to a body corporate, and the owner-occupier relief has value limits and occupancy conditions.
  • Banks and professional advisers still require source-of-wealth, source-of-funds and tax-residence evidence. No wealth tax does not mean no financial reporting.
